Green space and views

Positives

  • We have beautiful vistas - need to keep some open for the public.
  • Vacant lots; it’s good that there's not a house on every lot in town. Keeps the rural feel. Would become very over-crowded and feel overbuilt.
  • Don’t develop the beautiful land entering Marine from the north (west side of 95).
  • Entering Marine on 95 from south - lack of buildings- maintain open space and rural feel.

Negatives

  • Note the smoke - we need to carefully monitor air and water quality.
  • Growth/development of undeveloped land puts open space and rural feel at risk. Need to have total development plans, more than just for Jackson Meadow.

Village Center

Positives

  • Value having central business district that serves the community in diverse ways.
  • General store-flowers, places to sit, posting of events.
  • Could use a kiosk to announce community events.
  • Bargains in front of businesses are nice.
  • Garbage cans downtown are good; can we get picket fence holders for them?
  • Good places to gather to eat. We need more variety (grills/coffee house). Perhaps a permit is needed outside of central business district.
  • Continue preservation of town hall.
  • Maintain buildings in central business district - maintain historic foundation of village center (general store/village hall).
  • Appreciate the historic nature of downtown.
  • Like the simple country town feel of Marine with useful and necessary services.
  • Appreciate the historic architecture.
  • Appreciate the central gathering area.
  • Covered meeting place with benches under the awning at the general store is a positive.
  • Commercial space contained in tight central business district, this should be maintained.
  • Library downtown with windows on main street.
  • Road opens up to gas station pumps, no curbs/gutter, conveys small town feel.
  • Appreciate small town feel of Marine.
  • Volunteer fire and ambulance department conveys a sense of community and service to Marine.
  • General store - I value the store for both the historic and practical reasons. It is historic and the focal point of the town's center. It's great to have quality groceries available, just imagine if there were only a convenience store nearby.
  • Village hall - I value it for historic and community reasons. It's a great venue for concerts and events. I think it should be available for all residents.
  • The post office, general store, bank, town hall, library, the Brookside - what more do you need?
  • The volunteer fire department is an anchor for downtown - so well maintained and cared for, and an important symbol of community service.
  • Central business district- it’s good to limit commercial use to one area.

Negatives

  • Can we have parking for businesses only during business hours?
  • Seek to confine business to central business district, do not extend to highway 95.
  • Security lights on bank are a negative, city should pass a lighting ordinance.
  • General store OPEN light and this street light is a negative.
  • Make more public meeting space downtown.
  • A tight central business district should not rule out allowing workplaces near residential.
  • Mixed uses should be allowed in central business district.
  • Can we pass an ordinance that no franchises will be allowed in Marine?
  • Satellite toilets are a negative, perhaps a more permanent facility is needed.
  • Plastic, illuminated beer signs at the Brookside - YUCK!
  • Power lines and street lights are a minus in central business district - bury the lines and install quaint lights.
  • Work to have the power lines buried in central business district.

Red Bridge, Mill Ponds & Stone Bridge

Positives

  • I value the [stone] bridge design and the sidewalk across the bridge.
  • Bubbling brooks, the mill pond stream- need to protect the water quality.
  • Maintain clean streams and waters, maintain the stone bridge.
  • Pedestrian scale, open water, indigenous materials.
  • I walk across the red bridge and stand over a deep and beautiful gorge. It’s unobtrusive, simple and quiet. My kids are fascinated by it.

Negatives

  • ‘No fishing‘ sign.
  • ‘No fishing‘ sign does not reflect the community's values of access, openness and inclusion. We hope that the Marine of the future is a town that has these values.
  • This log cabin is not historical. We don’t need a tourist attraction.
  • Burris property - a beautiful spot!

Roads, Signs, & Hwy 95

Positives

  • Judd and Berkey Streets are peaceful little roads.
  • It’s so quiet and safe that people can walk down the streets without worrying about cars.
  • County 4 is narrow, slow, rolling, aesthetic.
  • The tunnel on 4 is the gateway to town from the west.
  • Judd St. has beautiful historic houses along the river. Very walkable.
  • Intersection of 4 and 95; maintain stone walls and historic structures.
  • We appreciate the huge crosswalk sign and promoting a pedestrian friendly place, even across 95.
  • Narrow, country roads are a plus.
  • Speed bumps are a plus in neighborhoods with lots of kids- could use one on Judd St.
  • I value the No Snowmobile sign - keep our streets safe and quiet.
  • Intersection of 95 and Berkey St.- low wetland, prohibit development.

Negatives

  • 45 mph on 95: I would appreciate this more if it were enforced. Better yet, I would like to see this community organize to slow down traffic to 25 mph (like Bayport).
  • Work to reduce speed limit on 95. It effects the entire town negatively.
  • Slow the traffic on 95 - much too fast for safety, too noisy.
  • Don’t allow commercial development on 95.
  • I wish the highway didn’t cut through town. I appreciate that Marine does not cater directly to traffic on 95. No convenience complex or McDonald’s- good!
  • Cars travel too fast on County 4 - would signs or speed bumps be appropriate?
  • Why are so many big trucks traveling on County 4? I suppose there will be more once the development starts. Please be conscious of those who live on 4.
  • Bike path cracks and bumps - not maintained once entering town from the north.

River, Marina, & Public Landing

Positives

  • Marina allows access to river for lease owners, friendly place to congregate, restaurant opens beauty of river to customers, provides canoe service for all.
  • Easy access to the river is a luxury - we feel very lucky. What an amazing sight to see a canoe at nearly every residence.
  • Marina is an historic, beautiful local gathering place.
  • Value the river behind the general store. Beautiful, but take out the stumps and replace with a bench!

Negatives

  • How should we control river use and access to residents? To the public (tourists)? Parking, refuse, bathroom facilities-how much of our tax dollars will go to providing access to the public? I value a quiet little village. Need to develop a balance of access for tourists and privacy for residents.
  • Households along the river that have clear-cut their banks.
  • Unmarked public access discourages use.

Residential Aesthetics

Positives

  • Maintain residential property in neighborhoods.
  • Avoid congestion of automobiles. Adopt ordinance on junk/inoperable cars and provide for removal.

Negatives

  • Unkempt front yard, visible from the street. Trash, etc. left after construction.
  • Should there be a date of completion on projects?

Historic & Residential Architecture

Positives

  • I value all the old sheds, barns, and outbuildings like Burt Hudson's barn. They contribute to the rural character of our community.
  • I value the historic houses.
  • Efforts should be made to restore and preserve historic homes vs. tearing down and replacing with new. Keep the old to keep the historic flavor of the area.
  • Maintain historic neighborhoods.
  • Maintain historic structures in residential neighborhoods. Encourage rehab of existing structures, discourage acquisition of real estate for the purpose of tear-down.
  • We admire the old houses of Marine and how well maintained they are.

Marine Elementary School

Positives

  • Schools, ball fields, green space - all should be preserved.
  • I value a strong community school for grades K - 6th.
  • We’ve heard good things about the school and look forward to when our kids will attend. We will be very involved!
  • Small, one class per grade level - a real community school!
  • Marine School is an important place to our city. With top test scores in the state, surely this place should be treasured as a wonderful start for children for a long time to come.

Negatives

  • We want to see a second playground not used by school kids - a safer, better one for the little kids. Currently, we have to go to Scandia.
  • The playground equipment is unsafe and obsolete. If the school won’t replace it, the town should.

Church

Positives

  • The church is the most beautiful building in Marine. Weddings and church services go on there.
  • I value the church and other institutions we have in Marine. Provides for all ages and welcomes entire community.

Post Office

Positives

  • The little park, the old trees, the benches, the stone wall.
  • Maintain the post office park. Seek to have post office remain in our town.
  • Maintain the downtown location of the P.O. Walkable, pedestrian-friendly with sheltered public space to stop & chat, adjacent to green space.
  • I value the ritual of going to pick up my mail. I can live with limited window service. Keep the P.O. in town.

Gazebo

Positives

  • Offers central gathering space plus open space.
  • A public meeting space within green space.
  • Great spot!

  • The old mill site is a quiet, peaceful place.
  • Historic sites and their open spaces are appreciated.

  • Tunnel on 4 - cool landmark and outlet for teens.
  • Stonehouse Museum is where all the historic things that are in Marine are saved and preserved.

Senior and/or Affordable Housing

Positives

  • Do we need to plan for a full care facility within the Stugas? Consider needs of aging population.
  • Affordable housing for elders is good. Walking path is good.

Negatives

  • Marine needs more affordable housing.
  • Diminishing economic, cultural, social diversity within the community due to lack of affordable housing.
  • We hope that future housing costs will not exclude middle class folks.

State Park & Trails into it

Positives

  • Ski trails and nature programs at the park.
  • Preservation of natural habitat.
  • Path to park at school. Maintain and enhance a strong pedestrian trail system throughout town.
  • The private entrance to the park has always been special.
  • I appreciate that we can ski or walk in the narrow road through
  • the woods is also cherished. It has a very New England feel.
  • What a privilege to be surrounded by the State Park!

Negatives

  • Bike path to the Park is full of cracks and bumps - not
  • maintained between Marine and the park.
  • Why has the path into the park turned into a driveway?
